Ko Olina Vacation Rentals: Which Ones Allow a Short Stay (2026)

Most Ko Olina vacation rentals cannot legally take a booking shorter than 30 nights, and the listing sites will not mention it while you are entering your card. Only one of the six communities inside the resort sits in Honolulu's resort zone. The other five are apartment zoned, a dry way of saying a week is not on the menu.

This guide covers which Ko Olina communities allow a short stay, what the fees on a vacation rental actually add up to, and when a resort condo beats one outright, current as of 2026, for families who want a kitchen and a washing machine.

The zoning rule that decides your trip

Ko Olina is one of Honolulu's three resort areas, and most of it still cannot take a short booking. The Department of Planning and Permitting names Waikiki, Ko Olina and Turtle Bay, and defines a transient vacation unit as a whole unit rented for fewer than 30 days. Everywhere else on Oahu, 30 nights is the floor.

Here is the part that catches people. Being inside the Ko Olina gates does not put a condo in the resort zone, which is drawn tighter than the resort is.

Beach Villas at Ko Olina is the one community zoned for nightly stays. Kai Lani, Coconut Plantation, Ko Olina Kai, Fairways and Hillside Villas are A-1 or A-2 apartment zoning, where the 30 night minimum applies. A few units hold older exemptions, which is why you still see six night listings that look ordinary.

The 30 nights nearly became 90. Honolulu tried to triple the minimum in 2022, a federal judge blocked it, and the injunction went permanent in December 2023.

What survived is the split you have to plan around. Resort zone means a nightly booking is fine, and apartment zone means a month, whatever the listing photos imply.

The fine lands on the owner, not you. Your risk is a cancelled booking rather than a penalty, which is still a ruined trip.

Ko Olina rentals and condos, the six communities

The resort covers 642 acres about 17 miles west of Honolulu, and its six rental properties are different products at different prices. Only the first takes a short booking.

Ko Olina Beach Villas, the Beach Tower and Ocean Tower

Beach Villas is 247 units in two towers, and the only one you can legally book for a week. It sits on Honu Lagoon, the quietest of the four. Units run 1,171 to 1,634 square feet, with two bedrooms averaging $907 a night once tax and fees are in.

Legal and available are different things. Owners set their own minimums on top of the zoning, commonly six or seven nights, so a three night request often bounces even here.

Every unit is owner listed, so there is no front desk, no instant confirmation, and we cannot book it. The developer and the owners association have also been in litigation over the common areas, and the fitness center, lounge and beach bar closed.

Coconut Plantation

Coconut Plantation is 270 units on 29 acres, the cheapest way in at around $282 a night. It sits between the golf course and Lagoons 1 and 2. Units run 1,093 to 1,207 square feet, townhomes above 1,548. Apartment zoned, so 30 nights.

Ko Olina Kai Golf Estates and Villas

Ko Olina Kai is 324 units on 34 acres along the fairways, finished 2007, condos in the middle and houses around the edge. Monthly rates run $2,800 to $4,000. Cleaning on a three bedroom is $399, worth knowing before checkout.

Fairways at Ko Olina

Fairways is the budget end, about $180 a night on a monthly booking. It is 280 units on 19 acres over the second and third fairways, from 850 square foot condos to townhomes past 1,200. The townhomes have an enclosed garage, which on this island counts as a luxury.

Hillside Villas

Hillside Villas is 174 units on 11 acres mid resort, behind Fairways, 1,358 to 1,552 square feet. Monthly rates land between $2,600 and $3,400. You are a walk from the lagoons rather than on them.

Kai Lani

Kai Lani is 116 condos at the resort entrance, 200 yards from the natural lagoon, built as two story fourplexes. Monthly rates run $2,800 to $4,000. Closest to the gate, furthest from the sand.

What a Ko Olina vacation rental really costs

The nightly rate is roughly two thirds of what you will pay. Hawaii's transient accommodations tax went to 11% on 1 January 2026, Honolulu adds a 3% surcharge on top, and general excise tax adds 4.712%. That is about 18 to 19% before anyone has cleaned anything.

Then the cleaning fee, where short stays fall apart. Beach Villas charges $360 for departure cleaning plus a $195 service fee, so $555 before tax, and some ask $495 and up. On a two or three night booking that is 15 to 50% of the total.

Housekeeping is not among the amenities in any of it. One guest renting through a Ko Olina manager reported buying their own toilet paper, and doing laundry daily on one set of towels. Platforms add 6 to 12% on top at VRBO.

Run the arithmetic before you fall for a nightly rate. A $282 night at Coconut Plantation looks like a bargain until you add a month of them, because that is the shortest stay it can legally take. Six nights at Beach Villas near $907 lands closer to $7,000 with tax and cleaning.

For contrast, a Marriott villa was running about $727 a night on the same September dates, with no resort fee and no cleaning charge at all. Under about two weeks that gap decides it, which is why the length of your stay matters more than the nightly rate does.

Rental or the Ko Olina Beach Club, which one suits you

If your stay is under a week, a resort condo usually wins on both law and arithmetic. Marriott's Ko Olina Beach Club books instantly, sits on Lagoon 3, and charges no resort fee at all, rare on this island. Parking is $48 a day and housekeeping comes every other night.

The Aulani Disney resort villas are the other route, with kitchens and the same resort zoning, and owners rent points through brokers below the cash rate. The catch is that point rentals do not cancel, so you commit early and completely.

Housekeeping separates the two products most clearly. Marriott cleans every other day inside the rate, and asks $195 to $250 for a mid stay linen change past ten nights.

Aulani moved cash guests to every other day in May 2025. A private rental cleans once, on the way out, for $555.

Weekends are the one real knock. Each tower has six elevators and guests still report 25 minute waits on a Saturday, a long time to stand in a swimsuit holding a boogie board.

A private rental beats both of them once you are staying a while, but the zoning decides which rental. Between ten and thirty nights Beach Villas is your only legal one. At thirty nights the other five open up, and Fairways at about $180 a night or Coconut Plantation at $282 become the cheapest way to live here.

That is the play for a long posting or remote month. Under ten nights you are paying $555 to have somebody wash six towels.

Getting there, parking, and who should skip Ko Olina

Ko Olina sits 20 miles from the airport, about 27 minutes on the H-1 west, and 26 miles from Waikiki at roughly 35 minutes. TheBus route 40 makes the trip for $3.25, taking an hour and nine minutes, and the HOLO card caps a day at $7.50. Bring a car anyway.

Parking is the resort's running joke. All four lagoons share 111 public stalls, sunrise to sunset, first come only, and attendants may not let cars queue. One visitor circled 45 minutes, then quit.

Groceries are in Kapolei, ten minutes east, at the Foodland, Target and Costco. The nine places to eat at Ko Olina Station and Center are walkable, and also the whole list without a car. Our best beaches on Oahu guide covers what else is worth driving to.

First time on Oahu with Pearl Harbor and Waikiki on the list? Stay closer in. Ko Olina is 35 to 45 minutes from Waikiki in ordinary traffic and longer between 3pm and 6pm.

Public transit takes over an hour with a change. Pearl Harbor is the nearer one at about 18 miles, which surprises most people.

Can I use the lagoons if I rent a condo?

Yes, all four lagoons are public. Every lagoon at Ko Olina has free public access and a shared lot of 111 stalls between them. Resort pools are a different matter and stay with the resort you booked.

How much is parking at Ko Olina?

Rentals include one space, and the lagoon lots charge $5 for four hours. A second car at a rental is a $25 one time fee. Marriott charges $48 a day and Aulani $40, and Four Seasons is $40 and up.
