The Fairmont Kea Lani Maui is the only all suite luxury resort in Hawaii, 413 one bedroom suites and 37 two story villas in white domes above Polo Beach, at the quiet southern end of the Wailea resort strip. The smallest room is 860 square feet and sleeps five, which is the entire sales pitch.

Is it worth roughly $850 a night? For a family that wants one suite instead of two connecting rooms, yes, comfortably. For a couple hunting a compact room and a small bill, no, because a compact room does not exist here.

What the Fairmont Kea Lani is: the all suite resort

The Kea Lani opened in December 1991 as the first all suite luxury resort in Hawaii, a $98 million bet that families would pay resort prices for apartment space. The bet aged well. The name means heavenly white, and the white arches and domes come from architect Jose Luis Ezquerra, whose earlier resort starred in the 1979 film 10, so the buildings have a longer film resume than most of the guests.

It sits on 22 acres above Polo Beach, a 30 minute drive from Kahului Airport, on the dry, sunny side of the island. Between 2022 and 2024 every suite and villa was rebuilt in a renovation reported at $73 million, which earned a LEED Silver certificate and an 800 kilowatt solar roof. Nothing is under construction in 2026, and the feel since the redo finally matches the rate.

Suites: 860 square feet to start

Every one of the 413 tower keys is a one bedroom suite. The base Fairmont Suite runs 860 square feet, sleeps up to five with a full size sofa sleeper in a separate living area, and adds a 200 to 400 square foot furnished lanai. That is not a hotel room, that is a Honolulu apartment with turndown service, plus a dual access bathroom with a soaking tub and a walk in stone shower.

The building is a U facing the water, and the view tiers sort accordingly. Deluxe Ocean View sees water from inside the suite, Signature Ocean View sits at the tip of the U on the top floors, and the Partial Ocean View tier is the one regulars warn about.

TripAdvisor reviewers rename that tier Partial Neighbor Views, and they are not wrong. Pay for the real view or bank the difference.

Families love the ground floor Poolside Suites, where the lanai opens straight onto the lawn by the upper pool. The splurge is the Kilohana Corner Suite, 1,100 square feet with a 400 square foot wrap around lanai and binoculars waiting in the living room.

The villas: plunge pools and free valet

The 37 two story beachfront villas are closer to renting a house. The two bedroom runs 1,800 square feet for six, the three bedroom 2,200 for eight, each with a full kitchen, a laundry room, a courtyard barbecue grill, and a plunge pool about three feet deep, a pool for your ankles and your drink, not your backstroke.

Villa stays include daily breakfast, a welcome basket, and free valet parking, which at $59 a night is the rare amenity that pays rent. The catch is arithmetic, villas price at a multiple of the suites, so they pencil for multigenerational groups splitting one bill, and the kitchen quietly erases a few $200 breakfasts.

Pools, the waterslide, and Polo Beach

The pool area runs three pools in two moods. The two lagoon pools are the family zone, joined by a 140 foot waterslide, with a keiki wading pool, a basketball hoop, and the AMA swim up bar on underwater stools. The adults only pool hides near the breakfast patio with its own hot tub, and all three stay open 24 hours for guests.

Cabanas run $450 to $800 a day, and the resort offers pool day passes from $75 to non guests, so the peak week chair race can include people who checked in nowhere. Off peak, no contest.

Polo Beach is the reason to pick this property over a bigger one, the calmest resort sand on the strip, with genuinely good snorkeling off the north rocks on calm mornings and humpback whales offshore in winter. The paved beach path starts here and runs 1.6 miles north past every neighbor.

The serious part, said plainly. There are no lifeguards, summer south swells bring real shorebreak and rip currents, and an offshore current can build with the afternoon trade winds. Swim mornings, respect the flags, stay out on big swell days.

Where to eat: Ko is back, the luau is next door

The headline is Ko, the signature restaurant, which reopened in late October 2025 under chef Matt Dela Cruz with a menu built on Maui's plantation era food, Grandma Kasumi's Fried Chicken, beef cheek with poi, venison lumpia, and Hawaii distilled rums at the bar. Nick's Fishmarket stays the old school seafood room, a 2,000 bottle cellar and a happy hour that takes 25 percent off from 4:30 to 6, and Pilina mixes cocktails from about 90 percent local ingredients in the open air lobby.

Kea Lani Restaurant and the breakfast buffet

Kea Lani Restaurant handles breakfast, and its breakfast buffet was last reported at $59 a head for ages 13 and up, so a family of four can clear $200 before the pool opens. Makana Market covers quick food, fresh coffee, and grab and go from 6 am.

The counterprogramming is built in, every suite has a pantry and every villa a kitchen, use them. Kids win the menu, children 5 and under eat free with a paying adult and ages 6 to 12 eat half price.

There is no luau on site. The resort's answer is a free shuttle to the Te Au Moana luau at the Wailea Beach Resort a mile away, no show of its own, but a chauffeur to someone else's. The strip also leveled up around it, Nobu opened at the Grand Wailea in April 2025, and the neighborhood restaurants deserve a night or two of the week.

The spa, the canoe, and Hale Kukuna

The spa now runs as Fairmont Spa, 13 treatment rooms plus two open air cabanas, one oceanfront, with the signature 90 minute massage at $395 and a 24 hour Technogym gym. The deeper story is Hale Kukuna, a 2,000 square foot Hawaiian cultural center, the largest inside any resort in the islands, with free lei making four days a week and feather lei built from 2,500 to 3,000 feathers on display.

The same team runs a Hawaiian outrigger canoe experience off Polo Beach on weekday mornings, free for guests, part of the cultural activities the fee actually funds. Miss your canoe slot without canceling and the charge is $65, the only alarm clock in Wailea with a cancellation policy.

What a stay really costs in 2026

Start with the room. Low season lead rates dip to about $579 a night, normal season entry suites run $800 to $900, and holidays go where luxury holidays go. Then Hawaii gets involved, the 2026 lodging tax stack is 18.712 percent per the Hawaii Department of Taxation.

Then the fee, a resort experience fee of $59 a day plus tax, up from $50 last year. The resort's own information page still said $50 when we checked, while its FAQ said $59. Believe the FAQ, it is the page the front desk reads.

The fee does earn part of its keep, it covers self parking, the canoe, snorkel gear, sunscreen, fitness classes, and a photo session. Valet is a separate $59, a convenience, not a necessity.

Add it up and an $800 night lands at about $1,020 all in, roughly 27 percent above the sticker. So work the offers, a fifth night free deal runs most years, Visa Signature and Amex Fine Hotels channels have delivered a fourth night free with breakfast, AAA members get 15 percent off, and booking direct beat a travel portal by $179 a night. The cheap windows are mid April to early June and September to early December, the island's quiet seasons.

Here is the opinion this review stands behind, an 860 square foot suite that sleeps five is the best space per dollar in Wailea, because the entry rooms next door run 640 square feet at the Grand Wailea, 600 at the Four Seasons, and 380 at the Andaz. The honest verdict, worth it for families who fit in one big suite, and for anyone who wants the strip at half the noise. Guests score it 9.4 out of 10 across more than 1,100 reviews, the aloha gets praised by name, and the renovated product finally matches the price.

Book it if five of you want one suite, nothing else on this coast sleeps five at entry level. Book it if calm is the amenity, 450 keys on the quietest sand around is a different vacation from 776 rooms wrapped around a water canyon.

Skip it if you need drop off childcare. The Keiki Lani kids club closed and never reopened, whatever half the internet still promises, and the concierge now points families to sitters or the neighbors. The Grand Wailea still runs a licensed kids club and its nine pool canyon beats one 140 foot slide for pure kid thrills, that is the honest trade.

Skip it too if your week is built around Kaanapali or Lahaina, the west side runs about an hour each way, two hours of driving per outing. And skip it if you wanted a cheap room, the all suite model keeps the floor high, and reviewers make value for money the lowest score here for a reason.

The same golden mile holds four other names, and you are choosing a personality, not a location. The Four Seasons Maui is the service benchmark with no resort fee, the Grand Wailea is the family pool palace, the Andaz is the design forward couples pick, and the Wailea Beach Resort is the moderate play with the state's longest resort waterslide.

Is the Fairmont Kea Lani all inclusive?

No. The room, the $59 daily fee, and every meal bill separately, and there is no true all inclusive resort on Maui. The closest workaround is the villa tier, where breakfast and valet come bundled and the kitchen replaces restaurant meals.

How far is the Fairmont Kea Lani from the airport?

17 miles from Kahului Airport, about 30 minutes by car. An Avis desk operates in the lobby daily from 7 to 11 am, so you can rent a car only for the Haleakala or Hana days.
